Start with household size, not current size
A 2BHK comfortably fits a couple or a couple with one child. But most buyers hold a property for 8–15 years, and family situations change — a second child, ageing parents moving in, or simply needing a dedicated work-from-home room. If any of that is plausible in your horizon, a 3BHK avoids the cost and disruption of moving again in a few years.
Do the EMI math honestly, not optimistically
The jump from a 2BHK to a 3BHK in the same project is usually a meaningful step up in loan amount — and therefore EMI. A common rule of thumb lenders use is keeping your total EMI obligations under roughly 40% of monthly take-home income. Run both scenarios against your actual numbers, including a buffer for rate increases over the loan tenure, before deciding based on preference alone.
Resale and rental demand tends to favour 2 and 3 BHKs equally — for different buyers
2BHKs generally have a larger pool of prospective buyers and tenants (young professionals, small families, investors), which can mean faster liquidity if you need to sell or rent. 3BHKs attract fewer but often more serious end-user buyers. Neither is "safer" — it depends on whether you're optimizing for how easily you can exit, or for who you're selling to.
Compare layout efficiency, not just the BHK label
Not all 2BHKs are equal. A well-designed 2BHK with a sensible layout, a usable balcony, and good natural light can feel more spacious and live better than a poorly-planned 3BHK with awkward circulation space and a windowless third bedroom used mainly for storage. Always ask to see the floor plan, not just the carpet area number, before comparing across projects.

- Choose 2BHK if: you're a couple or small family with a stable near-term outlook, want to keep EMI conservative, or are prioritizing rental yield/liquidity.
- Choose 3BHK if: you expect your household to grow, need a dedicated study/WFH room, or are buying for the long term and want to avoid a second move.
- Either way: check the actual floor plan, not just the configuration label, and run your EMI numbers before you fall in love with a layout.
